Hosszútávú lakáspiaci folyamatok Szeged lakótelepein – tartósan eltérő megítélések és ezek lehetséges okai
Abstract
Housing markets are an under-researched scientific field in Hungarian urban geography. Though there are several articles that have investigated urban structure changes, social problems of housing estates, effects of regeneration programs and so on, a very limited number of publications have concentrated on market prices and the spatial structure they suggest. In a four-yearslong project, our research group has focused on the housing markets of second-tier cities and its influence on inner spatial structural processes inside and around those cities. In this paper we try to analyse one of our research-field regional centres (Szeged) and its large-scale housing estates to understand their different attractiveness in housing markets in a longer-term period (form 1997 to 2020). We try to analyse through primary data sources and collected data sources the heterogeneity behind the homogeneity of LHEs – in general – in the minds of sellers and buyers in housing markets. We used not just data analysis, but local development documents, Master Plans, and qualitative sources (semi structured interviews with local decision makers and experts) to understand what primary data suggest. The most impressive result of our research was that only one of the investigated qualitative parameters was count differing the sqm-price levels, the roofing (which apartments are the youngest in the LHEs housing markets). The effect of the Panel Programme in urban scale does not influence it, as even inside a certain LHE it has a weak effect on prices.
